MOD Forthside

Driven by lead partner Stirling Council within the Deal, the development of the Forthside site—formerly occupied by the Ministry of Defence—will unlock a significant mixed-use expansion opportunity, the scale of which has not been realised in Stirling for a generation. As of March 2024, ownership of the land was formally transferred to Stirling Council. The site, at just over 40 acres, is the largest brownfield site adjacent to the city centre area. This land presents a unique prospect for Stirling to deliver sustainable improvements that combine the ambition of carbon-neutral city centre living with dynamic business and leisure space.
The site is strategically located between two of the main travel corridors to the city. Its position affords an exceptional opportunity—through Deal, public and partner investment—to be unlocked. It will provide new access and travel links, enabling enhanced public transport, cycling and active travel corridors. The site will integrate ongoing development with the city, connecting to other areas and enhancing routes to leisure and tourism opportunities. Its proximity to Stirling’s district heating system, rail and bus stations will make this one of Stirling’s most ecological developments.
